2008 PROPOSED PROJECT AT 3761 HILLWAY DRIVE

The current owners of the property at 3761 Hillway Drive (zoned for a single residence) want to divide the property into two lots  and build a new house on each.  The project will have one lot accessed from Whiting Woods Road and one accessed from Hillway Drive. (Currently Hillway Drive provides the only access to the existing lot.)  The project proposes two new, two-story, Spanish-style, single-family structures of approximately 3,900 and 4,500 square feet on lots of 16,532 and 18,008 square feet, respectively.  The structure on Whiting Woods will be three stories counting the street level garage.  The project provides a setback from Whiting Woods Road for a three-car garage of only 18 feet and a setback for the house of only 15 feet.

Your Board of Directors appealed the Planning Commission's approval of the request for a number of reasons. Among the reasons are that: the site is steep enough to prohibit the project, but the information given to the City did not clearly show the slope; and the City Planning Commission's approval included a condition that would take out four feet of Whiting Woods Road (which is 39 feet wide at that point) and the Fire Department would then prohibit all of us from parking on one side to try to minimize that reduction. Your Board believes the project is incompatible with and will be a detriment to the Whiting Woods neighborhood.

When the Board learns the date the City Council will hear our appeal, we will notify you in the hope that you will attend the meeting to voice your opinion regarding the impact the project will have on Whiting Woods.
